1500 Lexington Associates LLC (located at 1500 Lexington Avenue, NYC) and 1510 Associates LLC (located at 1510 Lexington Avenue, NYC) (“Company”, “Companies”, “we”, “us”) are privately owned, multifamily rental apartment properties located on the Upper East Side in Manhattan.

In connection with disseminating information related to these properties and renting current and upcoming vacancy market rate apartments, the Companies developed and maintain two public web sites – www.CarnegieHillPlace.com and www.1510Lex.com.

The Companies, which market under the trade name, Carnegie Hill Place, are committed to protecting privacy and private information. We understand that web site (“Site” or “Sites”) users are concerned about privacy and confidentiality of information provided. We take these concerns by Site users and information privacy seriously. We take the necessary steps to ensure that personal information provided to us – via in person delivery, via the Site(s), via eMail to our on-site leasing office and/or one of our leasing agents or via fax machine is handled in as safe and responsible manner as possible. This Privacy Policy was created to communicate privacy practices of the Companies and to demonstrate our ongoing commitment to safeguarding any information we collect.

We reserve the right(s) to modify our privacy policy, related policies and procedures, at any time, with or without advance notice. Please feel free to check back again if you wish to see if changes have been made.

Types of Information That We May Collect

Apartment-Related Interests & Information

Prospective renters may visit our Sites without disclosing any personal information.

Prospective renters of apartments can voluntarily make inquiries in person, via phone and/or via the Site(s), for additional information related to a posted apartment available now and/or in the future and/or general questions about the properties. Initially, this information typically includes your name, most convenient contact information (phone number or eMail address), specific apartment interests including size of apartment, monthly rent you are looking to pay, special configuration needs or wishes, how you heard about our properties, etc. This basic information is utilized to be able to get back in touch with you to respond to your initial and any follow up information requests.

If a prospective renter visits our on-site leasing office, which covers both multifamily properties, there is a welcome sheet that is typically completed by the visitor prior to meeting with a leasing consultant. The welcome sheet requests similar information to what is listed above so that a leasing consultant is better able to understand what prospective renter is looking for in a rental apartment at one of the two properties which are located across the street from one another. We also ask about any pets you may have (to see if any issue with the building’s pet-related policies) and how you came to the property – real estate industry web site or application, advertisement, tenant referral, real estate broker, our Sites, walking by in the neighborhood, etc. How you found one or both of our properties is very important to us.

Once a prospective tenant elects to complete and submit a rental application (available via the Sites), we voluntarily collect additional information as part of the apartment application process. This information includes: full/legal name, social security number, birth date, current home address as well as multi-year residential history, contact phone number(s), current occupation/status/employer, employer/business address, multi-year employment history, bank/asset information, source of referral, if any, etc. We request copies of recent paystubs, proof of recent rental payments, copies of bank/investment statement(s), copies of tax returns (if self-employed), copy of accepted offer letter (if newly employed), etc. This information is utilized to complete credit and housing-related background checks for building ownership to be able to make a decision related to your apartment application and your ability to pay the monthly rent. Typically, we look for verifiable annual income equal to at least 40 times the monthly rent for the duration of an apartment lease. In connection with this process, we make use of The Credential Researchers, Ltd., a third party vendor, that specializes in assisting building owners like us, related to qualifying apartment applicants and verifying specific information provided to us/them.

If your apartment application is denied, your personal and private information would remain in our files for up to three years and is then shredded. As required by law, if denied housing, you will be offered information and contacts about options you personally have to challenge our decision not to lease an apartment to you, to submit additional information that you feel we may have overlooked in our data collection or analysis, to correct any mis-information we may have been given or collected about you and/or your application. In additional to speaking with one of our professional leasing consultants, you would also be able to discuss your situation with a representative from The Credential Researchers, who may have influenced our decision. At the time of denial, the source of your credit report as well as relevant contact information for parties involved would be provided to you.

Web Site Use Information

In the course of using our Site(s), we may automatically track certain information about you. This information may include the URL of the website you visited prior to our Site, which URL you visit after our Site, how long you were looking at a specific page or information on our Site, what browser you are using to access our Site, and your Internet Protocol (IP) address. This type of data collection is not unique; this type of information is collected by many web sites. We do not use this information to create any type of profile about you. During your visit to our Site, we may also use cookies on certain pages of the Site(s) which may help us in providing more user-specific information to you. Any cookies would be stored on your computer or phone; they are not maintained by the Site(s). These cookies are typically deleted at the end of your Site visit or when you exit the Internet on your device. You may set your device not to accept cookies and that election would have no impact on your ability to navigate the Site(s). Utilization of Your Personal & Private Information

We use information provided to us strictly for our internal purposes and apartment lease-related decision making.

We do not sell, trade, rent or let anyone or any other organization utilize any information provided to us via our Site(s). The Credential Researchers Ltd. only uses information provided to them by us or by an applicant (information can be submitted directly to them) in connection with reviewing apartment applicants for our properties. We are selective and careful with any third-party vendor(s) with whom we deal on a regular basis. We, however, cannot be held responsible for any third-party failure to abide by our Privacy Policy and/or result in an issue that may cause a release of any information provided to us in relation to operating our properties. These third parties adhere to their own privacy policies and practices and you would have to consult/research their individual policies and procedures to fully understand how they treat any private information submitted to them.

It may become necessary for us to disclose information about you as required by law, including voluntary disclosures to law enforcement agencies and government officials, as we, in our sole discretion, believe necessary and/or appropriate. Due to the current regulatory environment, we cannot ensure that all of your private communications and other personally identifiable information will never be disclosed in ways not specifically described in our Privacy Policy. Moreover, third parties may unlawfully intercept or access files, transmissions or private communications. Unfortunately, we all read about these data breaches on an almost daily basis. Although we use standard industry practices to protect personally identifiable information, we cannot promise, and you should not expect, that your personally identifiable information or private communications will always remain private.
