New York City’s first completely non-smoking new residential development will open next month at 1510 Lexington Avenue.
Six years after the Smoke Free Air Act prohibited smoking in restaurants and workplaces, New Yorkers have become accustomed to living smokeless in their public lives. Now they are fast becoming part of a growing nationwide trend towards living smoke-free in their homes as well.
In response to this, 1510 Lexington Avenue will offer an entirely smokefree living environment. Tenants will sign leases agreeing not to allow smoking in their homes.
“The feedback from prospective residents has been overwhelmingly positive,” said Neal Sigety, a partner in Kenbar Management LLC, developer of 1510 Lexington Avenue.
“In our years of experience as developers and owners of New York City apartment buildings, we’ve seen a growing demand for a healthier lifestyle at home as well as in the workplace. We’re responding to a trend we see all around us,” he added.
Targeting LEED Silver certification, the 18-story rental tower is one of three luxury residential buildings designed by SLCE Architects and developed by family-owned Kenbar Management LLC that comprise Carnegie Hill Place. All of the buildings are managed by Rose Associates.
1510 Lexington will offer 298 studios, one, two and three-bedroom apartments ranging from 450 to 1,300 s/f. Rents will start at: $2250 and all apartments will be subject to rent stabilization.
Building services will include a 24/7 concierge-attended hotelstyle lobby, building-wide water filtration, direct access to a large on-site garage with valet parking, bicycle and other storage, and a package room with refrigerated storage for deliveries.
Common areas, smoke-free as well, include a café and lounge overlooking a landscaped garden.
